In short
We use a few necessary cookies and browser storage to keep you signed in, remember your language and remember your cookie choice. Analytics and advertising tools (Google, Facebook, TikTok) run only if you press Accept. The website works the same if you say no, and you can change your choice at any time.
1. What cookies are
Cookies are small text files a website saves in your browser. Similar tools, such as your browser's local storage and tracking pixels, work in a similar way. In this policy we call them all "cookies".
2. The cookies we use
Necessary
Needed for the website to work. They cannot be turned off in our cookie choice.
| Name | Purpose | How long |
|---|---|---|
| token, userId, userName, userRole (browser storage) | Keep you signed in to your member account | Until you sign out |
| analytics-consent (browser storage) | Remember your cookie choice | Until you clear it or change it |
| bi_last | Remember your last activity so the logo intro plays only once per visit | Until you close the browser |
| Google sign-in | Sign you in securely when you choose "Sign in with Google" | Set by Google |
Preferences
Remember choices you make so you do not have to repeat them.
| Name | Purpose | How long |
|---|---|---|
| language (cookie and browser storage) | Remember Vietnamese or English | 1 year |
| localFavorites, compareListings, mapMode (browser storage) | Remember saved homes before you sign in, homes you compare and your map style | Until you clear them |
Analytics (only with your consent)
Help us understand which pages and homes interest people.
| Tool | Purpose | Examples | How long |
|---|---|---|---|
| Google Analytics 4 | Count visits and see how pages are used | _ga, _ga_* | Up to 2 years |
| Google Tag Manager | Load the tools you have accepted | No cookie of its own | — |
Google Analytics runs in Google's Consent Mode: before you accept, it sends only cookieless signals with no identifiers, and sets no cookie. Tag Manager loads only after you accept.
Advertising (only with your consent)
Help us see which of our adverts are useful and show relevant ads.
| Tool | Purpose | Examples | How long |
|---|---|---|---|
| Meta Pixel (Facebook, Instagram) | Measure our adverts, e.g. when an enquiry is sent | _fbp | Up to 3 months |
| TikTok Pixel | Measure our adverts, e.g. when a form is sent | _ttp | Up to 13 months |
We also keep our own anonymous visit counts. They use no cookie, no IP address and no visitor ID, so they run whatever you choose.
3. Your cookie choice
- The first time you visit, a cookie bar asks if you allow analytics (and advertising) cookies. Nothing optional runs until you press Accept. No, thanks keeps them off.
- When you sign up, you can tick a box to allow them. Unticked means no.
- You can change your choice at any time with the Change cookie choice button on this page, or in your profile under Cookie choices. Members' choice is saved to the account and applied on each device they sign in on.
- Withdrawing consent stops the tools from that moment. Cookies already set will expire or you can delete them in your browser.
Your choice now: Not chosen yet
The cookie bar opens again so you can choose.
5. Third parties
Google, Meta and TikTok process data from their tools under their own privacy policies and may store it outside Vietnam. See our Privacy Policy for how we protect this transfer.
6. Changes
We update this policy when we add or remove a tool. The date at the top shows the latest version. If we add a new kind of optional cookie, we ask for your choice again.
